Rental Criteria
To qualify for a Manufactured Home site, you must meet the following criteria:
Proof of Identification
- Applicant must have a social security number.
- Failure to supply adequate identification documents is a basis for denial of the application.
- A photo ID is required such as a New Jersey Driver's License or New Jersey picture ID from the Division of Motor Vehicles.
- The application will not be accepted without this ID.
Income
- Debt to Income ratio - can not exceed 43%. (The Debt to Income Calculation: Your debt PLUS Our lot fee) DIVIDED by your salary TIMES 100 EQUALS percentage total)
- Your monthly site fee, mortgage payment, and any other loans or debt (credit cards, etc.) cannot exceed 43 % of your monthly gross taxable income. You must present documented proof of all taxable income, child support, alimony, disability, social security and pension.
Credit History
- FICO Score - no less than 650
- Bankruptcy - none within the past 4 years, with established credit
- Delinquency- no charge offs or collection accounts (other than medical)
Tenancy History
- a. No previous evictions.
- b. Letter to previous landlord sent for confirmation (Rental Verification from landlord )
Employment History
- Must be employed at least two years at current job
- If Self employed - Established business more than 2 years
Down Payment
- No less than 10%
- Must be verified by Bank Statement
- Down Payment can not be a loan
